Management Services

As part of the Management function and in the interest of “best practise”  and “quality control policies”  here is a summary of some of the work we undertake;

  • Opening and administrating bank accounts for the administration of Service Charge payments and expenditure.
  • Opening and managing client’s ledger cards for the administration and collection of Service Charges.
  • Maintain financial records of income and expenditure.
  • Prepare budgets for anticipated expenditure.
  • Undertake monthly monitoring and credit control for the collection of service charge accounts and implement collection of unpaid accounts where required
  • Provide Management information.
  • Negotiate Building Insurance and administer claims.
  • Negotiate and manage maintenance and service contacts.   
  • Inspect and review maintenance works, including gardening, window cleaning and cleaning of communal areas.
  • Monitoring of electricity usage within the communal areas and negotiate competitive tariffs with suppliers.
     

Maintenance and Repair Services

Service Charge payments exclude the maintenance of your property.  

As part of our maintenance service scheme our connected company, Residential Maintenance (NW) Limited, is on hand to provide a free no obligation estimate for all works from repairs. This will include decoration, electrical works, plumbing, replacement of heating systems, boiler servicing and replacement of appliances and other maintenance at competitive rates. 

Once you have approved the works these will be carried without delay in direct consultation with your tenant to a high standard using our approved contractors.  All work will be inspected and assessed as part of our quality control before payment is made to any contractors. 

Letting Agents

As part of our services to Leaseholders and Landlords we have teamed up with a local letting Agent. We have negotiated a special discounted rate for lettings via RMS and we are confident you will not achieve a “better deal” with any other Letting Agent. Optional Monthly Management Service

We at RMS offer a “Management Service” for your apartment a competitive monthly fee.  Once the Agent has assessed the credit and affordability status of a tenant the maintenance and repairs for your apartment can be transferred to us taking away the stress of having to deal with a tenant and any repairs or maintenance. We will not without approval undertake any works to the apartment. 

As part of this scheme we shall collect the rent, pass these to you by bank transfer (less any fees or approved maintenance costs). We shall administer an account in your name, deal and directly with the tenant.
